Ask your HVAC technician (and plumber, if you’re using a tank water heater) for a list of things to look for during the inspection. Some tasks may be different depending on the heating and cooling system in your home, but your checklist should include:
Changing the air filter: Air filters trap dust, pollen and other particles and therefore become clogged over time. Check your air filters and if they are clogged, as indicated by thick fibers and dust like you find in vacuum dirt bags, you can purchase and install a replacement. Make sure the replacement air filter is the same size.

First, let’s look at how a typical air conditioning system works. Air conditioners have three main components: compressor, condenser and evaporator. Should Hvac Air Duct Cleaning Be Done Regularly?
Whenever you notice leaks every time your air conditioner runs, check the condenser drain line to make sure it isn’t clogged or damaged. It is not uncommon to find condensate drain lines chewed by household pets. Clean out clogged drain lines as specified in the HVAC Care and Maintenance Guide. Depending on the make and model of the air conditioner, damaged drain lines may be user replaceable or you may need to call an HVAC professional to replace them.
For air conditioners that use a condenser pump, check to see if the pump is still working. Water may return to the condenser or condenser. Also, check the bottom of the constant pan for signs of leakage. If this is the case, call your HVAC contractor for a replacement. In most HVAC designs, condenser pans are not user replaceable.
